Starting the journey to homeownership can be overwhelming and stressful. But with a little planning and my help, you’ll get the home that’s right for you. A home that strikes a balance between your “wish list" and the practical realities of the property, location and the housing market. Before you know it, you’ll have a place to call home. A place to entertain and relax. A place to raise a family. I will make the home buying process straightforward, manageable and I will help you make the best decisions possible. 1. Start your research:
As soon as you can, start reading websites, newspapers, and magazines that have real estate listings. You could also browse on REALTOR.ca to see the parameters of particular listings. It is also a good idea to drive around in the desired neighborhoods, talk to neighbors and familiarize yourself with the opportunities that area has to offer.
2. Determine a comfortable budget:
There are many different types of mortgages and requirements by Lenders. It is always a good idea to be pre-approved for a mortgage before we start house hunting. For an estimation please use my Mortgage Calculator. If you wish I could also recommend a number of Mortgage Brokers to get you started.
3. Choose a lawyer:
It’s important to hire a lawyer who specializes in real estate. You could find yourself in a bidding war for the home you want, and your lawyer could look over any offer, Titles, charges, liens affecting the property and any outstanding taxes.
4. Shop for Your Home and Make an Offer:
We will then start touring homes according to your criteria, and visiting open houses. We will see a lot of houses and it can be hard to remember everything about them, so I will provide you with a helpful checklist and you could take notes on all the homes we visit.
We will take as much time as you need to find the most suitable home. Then I will negotiate a fair offer based on the value of comparable homes in the same neighborhood and circumstances of the particular property. Once you and the Seller have reached agreement on a price, conditions and terms we will start the Buyers’ due diligence process. In this the period of time we will fulfill our obligations to remove subjects, such as financing, inspection, lawyer’s approval…etc and if you satisfied with the outcome of all the subjects, we can prepare the last Subject Removal Amendment. We will discuss this step in detail because it depends on what kind of terms and conditions are needed in your circumstances.
5. Final steps:
Our final step is to finish the remainder of our home buying process (arrange the movers, get ready for your move, sign all the documents…) and we will wait for the deal to Complete so you could take Possession on your beautiful new home.
