Starting the journey to homeownership can be overwhelming and stressful. But with a little planning and my help, you’ll get the home that’s right for you. A home that strikes a balance between your “wish list" and the practical realities of the property, location and the housing market. Before you know it, you’ll have a place to call home. A place to entertain and relax. A place to raise a family. I will make the home buying process straightforward, manageable so you can make the best decisions.
1. Start your research:
As soon as you can, start reading websites, newspapers, and magazines that have real estate listings. You could also browse on REALTOR.ca to see the parameters of particular listings. It is also a good idea to drive around in the desired neighborhoods, talk to neighbors and familiarize yourself with the opportunities that area has to offer.
2. Determine a comfortable budget:
There are many different types of mortgages and requirements by Lenders. The best way to prepare for your home search is to get a pre-approval for mortgage. If you wish I could recommend a number of Mortgage Brokers to get you started.
3. Choose a lawyer:
It’s important to hire a lawyer who specializes in real estate. You could find yourself in a bidding war for the home you want, and your lawyer could look over the offer, Property Disclosure Statement, Titles, liens affecting the property and any outstanding financial charges.
4. Shop for Your Home and Make an Offer:
Once you are ready, we will start touring homes that best fit your wants, needs and means. We will take as much time as you need to find the most suitable home. I would like to make sure that you are happy and comfortable with the purchase of your new home. Then I will negotiate a fair offer based on the circumstances of that particular property and the current market conditions. When you and the Seller come to an agreement on the price, conditions and terms we will start the Buyer's due diligence process. In this the period of time we will fulfill our obligations to remove subjects, such as financing, inspection, lawyer’s approval…etc and if you satisfied with the outcome of all the subjects, we will have an unconditional offer. We will discuss this step in detail to ensure you are aware of every aspect of the subject removal process.
5. Final steps:
Our final step is to finish the remainder of our home buying process (arrange the movers, get ready for your move, sign all the documents…) and we will wait for the deal to Complete so you could take Possession on your beautiful new home.
